Contract First: Your financial security is our priority. A legally binding Reservation Agreement (in English and Hungarian) is generated before any payment is requested. Only after you agree to the terms does the Advance Payment secure the property.

100% Risk-Free Guarantee

Upon booking, the apartment is immediately removed from the market. If the apartment does not meet your expectations during the in-person viewing, you have the absolute right to refuse. A full 100% refund will be issued within 3 business days.

No Hidden Fees (All-Inclusive)

The advertised monthly rent is final. It covers the property, all utility bills (water, electricity, heating), building maintenance costs, and high-speed internet. You rent directly, bypassing any third-party agency commissions.

Flexible & Fair Leases

Whether you are a student or a corporate expat, we offer highly adaptable terms. The minimum lease period is just 30 days, going up to an initial 1-year contract. Lease extensions are seamless and require minimal paperwork.

Strict House Rules

To ensure a premium living environment for everyone, quiet hours are strictly enforced between 22:00 (10 PM) and 06:00 (6 AM). Additionally, smoking is strictly prohibited inside the apartment and all common building areas.

Pets & Occupancy

Well-behaved household pets are warmly welcomed (subject to liability terms). Please note that the apartment is leased for your exclusive use—unauthorized subletting or assigning the agreement to third parties is strictly prohibited.

Strictly Cashless Policy

As a registered corporate entity, we do not accept cash payments or use third-party escrow services. All transactions are securely processed directly to our official corporate bank account (INGATLAN SPECIALISTA Kft.).

Official Communication

To ensure a clear, legally binding record for both parties, all official communication and reservation processing are conducted strictly in writing. We do not process reservations or negotiate terms via phone calls.

Data Privacy & Payment Security

Secure Payments

We do not store your credit card details. All transactions are processed through certified, bank-level encrypted payment gateways ensuring the highest level of financial security.

GDPR Compliance

Your personal data (ID, contact details) is collected strictly for the purpose of drafting the Reservation and Lease Agreements, fully complying with European GDPR regulations.

All guarantees are legally backed by Ingatlan Specialista Kft (Reg. No: 32497823-2-43.) in strict compliance with the Consumer Rights Protection Law of Hungary.

Frequently Asked Questions

How quickly is the deposit returned if I don't like the apartment?
If the apartment does not meet your expectations during the in-person viewing, you have the absolute right to refuse. A full 100% refund of your advance payment will be issued within 3 business days, no questions asked.
Can I hold the apartment with a verbal promise and pay cash upon arrival?
No. Due to extremely high rental demand in Budapest, we cannot hold apartments based on verbal promises. Furthermore, we operate a strict cashless policy. All payments must be made securely online.
Do you offer apartment viewings before reservation?
Yes, standard in-person viewings are possible, but they are conducted strictly on designated days by prior appointment. Please contact your assigned manager to clarify the exact available dates. We do not conduct standard unreserved viewings on weekends; weekends are exclusively reserved for key handovers for clients who have already officially secured their property online.
Why don't you use third-party escrow services?
Escrow services are typically used for informal peer-to-peer rentals. You are renting directly from an officially registered Hungarian corporation. Your signed Reservation Agreement is a legally binding document that serves as your absolute financial guarantee under EU law.
What happens if something breaks in the apartment?
All our properties are covered by our maintenance guarantee. If any appliance or system breaks down due to normal wear and tear, our English-speaking management team will arrange repairs at no cost to you.
Can I terminate the lease agreement early?
Yes, early termination is possible. The specific conditions, including notice periods and potential deposit deductions, are clearly outlined in your initial Reservation Agreement and the final Lease Contract.
Are utility bills (rezsi) really included?
Yes! The monthly price you see is all-inclusive. It covers the rent, common building costs (közös költség), high-speed internet, and a generous allowance for water, electricity, and heating.
How soon can I move in after booking?
Our process is fully optimized for your convenience. Once your reservation is confirmed, you can typically move into your new home within just a few hours.
Can I book months in advance, and do I pay rent for the unoccupied period?
Absolutely! You can secure an apartment well in advance. You only need to make the standard advance payment to lock the property off the market. You do not pay monthly rent for the time you are not living there; your rental payments start strictly from your official move-in date.
